Fees payable by tenants

Fees payable by tenants renting a property through Charles David James can be broken down into x2 areas & are as follows:

I) Letting administration fees

(Sometimes defined as any one of the following - General administration fees; Reference fees (Including credit checks, bank, guarantor, previous landlord, etc); Application fees; Fees for drawing up tenancy agreements)

£90.00 (Inclusive of VAT) per tenant/ per guarantor

 II) Inventory 'Check Out' costs

In the event the property you are renting is managed by Charles David James an Independent Inventory Clerk will be instructed. The charge for the check-in will be payable by the Landlord and the check-out  will be payable by the Tenant.  
Between £80 - £150 per property (VAT not applicable) for the 'Check-out' depending upon the number of bedrooms in the property. The exact figure shall be agreed by all parties prior to the Tenancy Agreement being signed

Other funds you should allow for:

Deposits are equivalent to six weeks rent.

Stamp duty to payable where the annual rent exceeds £125,000.00. Contact HMRC to clarify. 

Charges for late payment of rent £30 inc. VAT

Cost to renew an existing tenancy. Nil

Cost of landlord reference at the end of the tenancy. Nil
