Holding deposit
In order to withdraw a property from the market & deducted from the first month’s rent
One week’s rent

Deposits
Lodged with either an insurance based or custodial regulated deposit scheme provider
Five weeks rent. Or six weeks rent in the event the annual rent exceeds £50,000.00

Early termination of tenancy
Tenants are responsible for the costs in relation to re-marketing the property to rent as well as the rent due up until the commencement of a new tenancy. Costs will not exceed the amount of rent outstanding on the tenancy in question

Change of tenant
Costs associated changing a tenant or sharer on the Agreement
£50 inc VAT 

Rent payments
Tenants are asked to set up a standing order for the total rent due monthly in advance, prior to the commencement of the tenancy.

Utilities
Tenants are legally responsible for registering for the payment of council tax. Tenants are also responsible for the payment of all utilities servicing the property including the supply of gas, electricity, water, telephone, TV & Internet services.

Insurance
Tenants are advised that the landlord’s insurance policy does not cover the tenants furniture or other belongings.
